Gloved hands repairing flashing around a brick chimney on a shingle roof

Roof repair and leak detection

Roof repair in Scranton, PA, done at the source

Leaks rarely start where the stain shows up. We trace the real cause and fix that, not just the ceiling spot.

  • Leak tracing, not guessing
  • Flashing, shingle and flat roof repairs
  • Written quote before work begins

Step 1 of 3

What do you need?

What does roof repair and leak detection involve?

A repair visit begins with finding the cause. Water travels along rafters and decking before it drips through a ceiling, so the stain you see is often several feet from the hole. We check the attic if we can, look at the roof surface, and inspect the usual weak points one by one.

Common repairs include:

  • Replacing missing, cracked or lifted shingles.
  • Resealing or replacing flashing around chimneys, walls and skylights.
  • Fixing cracked pipe boots and vent seals.
  • Patching seams and punctures on flat and rubber roofs.
  • Clearing and repairing valleys and gutters that hold water against the roof edge.

If the roof is worn out across the board, we will say so honestly. In that case a roof replacement makes more sense than paying for patches.

What causes roof leaks in Scranton homes?

Leaks here follow the local housing and the climate. Some of the most common causes:

  • Ice dams. Snow melts on a warm roof, runs to the cold eave and freezes. Water backs up under the shingles and leaks into walls and ceilings.
  • Flashing at chimneys. Many older Scranton homes have brick chimneys, and the metal and mortar around them wears out.
  • Flat and low-slope sections. Row homes and porches often have rubber or tar roofs that crack and pond water.
  • Aging slate. Slate itself lasts for decades, but the nails and flashing do not.
  • Poor attic ventilation. Trapped heat and moisture shorten the life of the decking and shingles.

After a heavy wind or snow, check ceilings and attic corners. A small stain caught early is a small repair.

What changes the price of a roof repair?

Repair prices vary a lot, so we quote after we see the problem. The things that matter most are:

  • How hard it is to find the leak, and how long the search takes.
  • The roof pitch and how easy it is to reach the damage safely.
  • The material. Slate and flat roof repairs call for different skills and parts than shingles.
  • Whether wet insulation or damaged decking has to be replaced.
  • Whether there is a single problem or several spread across the roof.

A fair quote describes the cause, the fix and what is not included. If a contractor will not explain where the leak came from, ask again or get another opinion.

Many simple repairs, such as replacing a few shingles or resealing a vent, take a couple of hours. Flashing and flat roof repairs usually take a half day to a day. Finding a hidden leak can take longer, especially when it only shows in driving rain or when snow melts.

Repairs are done in dry weather where possible. If your roof is leaking in an active storm, we can talk about a temporary fix first, then plan the proper repair when the weather clears. See our page on storm damage repair for what to do in that case.

What should I expect on the day, and when should I call?

The crew will usually start by looking at the problem area and confirming the plan with you. Move any items that sit under the leak, and tell us where the stains are. Repair work is quieter and quicker than a full replacement, and the crew will pick up debris before leaving.

Call as soon as you see a stain that grows, drips after rain, or a patch of missing shingles. Do not wait for spring to deal with winter leaks, because moisture in the attic can lead to mold and rotted wood. If you want a second opinion on what is wrong, an inspection gives you a written report. You can also start from the home page to see everything we do.

Questions about roofing in Scranton

How do you find where a roof leak is coming from?

We start in the attic if it is accessible, looking for stains, wet insulation and damp wood. Then we check the roof surface, flashing, vents and valleys. Sometimes we use a hose test on a dry day, working from the low side upward, to reproduce the leak safely.

Can a small roof leak wait until spring?

It is better not to wait. Water in the attic can soak insulation, rot decking and feed mold, and winter freezing can make the opening bigger every time it thaws and refreezes. A small repair now is usually much cheaper than fixing the damage later, so call when you first notice the stain.

Is it worth repairing an old roof?

Often yes, if the roof is otherwise sound and the problem is local, such as one flashing or a few shingles. If the shingles are brittle across the whole roof, repair money may be better put toward a replacement. We will give you an honest opinion either way and show you photos of what we found.

Do you repair flat roofs on row homes?

Yes. Many older homes in the area have flat or low-slope sections covered in rubber or tar, often over a porch or the back of the house. We inspect the seams, drains and edges, then repair the problem or recommend recoating or replacement as appropriate.

Will a repair match my existing shingles?

We try to match color and style, but aged shingles fade, so a repair patch may look slightly different at first. This is normal and not a sign of poor work. What matters most is that the repair keeps water out, and the difference usually becomes less noticeable as the new shingles weather.
