Step 1 of 3

What do you need?

What does a roof inspection involve?

A roof inspection is a careful look at the roof surface, edges and details, plus the attic if it can be reached. The goal is to describe the condition clearly and to tell you what, if anything, needs attention.

A typical inspection covers:

  • Shingle or membrane condition, wear and granule loss.
  • Flashing at chimneys, walls, skylights and valleys.
  • Vents, pipe boots and exhaust penetrations.
  • Gutters, downspouts and drainage at the roof edge.
  • Attic checks for moisture, staining, daylight and ventilation.
  • Signs of past repairs and whether they are holding up.

You receive a written summary with photos. It separates urgent problems from items to watch, so that you can plan and budget with confidence.

What is a roof certification and who asks for one?

A roof certification is a written statement about the condition of a roof at a point in time, often with an estimate of how many years of service are left. It is not a warranty, and it does not promise that the roof will never leak.

These are the people who usually ask for one:

  • Home buyers who want to know what they are taking on, especially with older Scranton houses.
  • Sellers who want to answer questions before listing.
  • Lenders or insurers who ask for roof condition information.
  • Landlords and building owners who manage several properties.

Requirements differ from one insurer or lender to the next, so ask yours what form of report they accept before you order one.

What changes the price of a roof inspection?

We quote inspections in writing. The price depends on a few simple things:

  • Roof size and how many levels or sections it has.
  • Roof pitch and how safely it can be accessed.
  • Whether the property is a house, a row of units or a commercial building.
  • Whether you want a short condition summary or a full report with a remaining life estimate.
  • How soon you need it, such as during a tight closing timeline.

An inspection costs far less than a replacement, and it can stop you from paying for work you do not need. If the report finds a problem, you can move on to roof repair or roof replacement with real information in hand.

For an average house the visit usually takes about an hour, including the attic. Larger or more complex roofs and commercial buildings take longer. Wet or icy conditions can delay a visit because walking a roof in those conditions is unsafe, and snow can hide damage. If the roof is covered by snow, we may suggest waiting for a clear day or using other checks, such as an attic review, in the meantime.

The written report follows after the visit, and we can usually go through it with you by phone or in person so that you understand each finding. If you are buying a house on a deadline, tell us the closing date when you call so that we can plan the visit around it.

What should I expect on the day, and when should I call?

You do not need to be home for the whole visit, but it helps if you are there at the start to point out leaks, stains or other concerns. Please clear access to the attic hatch, and move cars away from the area around the house where a ladder may go. We will take photos, measure what we need and explain what we see.

Call before you buy an older house, before you list one, after a heavy storm, or when you have seen stains and are not sure why. For damage after weather, our storm damage page describes the next steps. If you want to see everything we offer, go back to the home page.

Questions about roofing in Scranton

Is a roof inspection the same as a home inspection?

No. A general home inspector looks at the whole house and gives the roof a relatively quick look. A roof inspection goes deeper, checking flashing, ventilation and wear in detail, and it is often done by a roofing contractor who sees how roofs fail every week. Many buyers use both.

What is a roof certification worth?

It documents the roof condition on a given date, which helps in a sale, a loan or an insurance discussion. It is not a warranty, and it does not promise the roof will never leak. Ask the party requesting it exactly what they need, so the report is useful when you hand it over.

Can you inspect a roof covered in snow?

Snow and ice hide damage and make walking the roof unsafe. We may suggest waiting for a clear day. In the meantime an attic inspection and a look at the eaves, gutters and ceilings can still show a lot, especially when you suspect an ice dam or a slow leak from the last thaw.

How often should I have my roof checked?

A quick check once a year is sensible, and after any severe storm. Older roofs and those with flat sections or slate benefit from a closer look in spring and fall, before and after winter weather. Catching a small problem early almost always costs less than repairing the damage it causes later.

Will the inspector try to sell me a new roof?

A fair report states the condition and options without pressure. If a roof has years left, we will tell you so and suggest only the small fixes it needs. If it does not, we will say that too and explain what a repair or replacement involves, so you can decide at your own pace.
